| Penthouse at Folio Boston has wraparound deck |
|

Slightly more than three years ago, two penthouses in the Financial District at sFolio Boston, 80 Broad St., were among 34 luxurious condominiums that were offered at auction.
One of the buyers decided to combine two 14th floor units into one grand home, gutting the brand-new space to create a palatial penthouse.
Anthony Rich of Northeast Development and Investment is now marketing this 3,165-square-foot home with four bedrooms and three-and-a-half baths with phenomenal views for $3.499 million.
“The developer took the unit back to the studs and completely reconfigured it,” said Rich.
The complex is unique, as it incorporates contemporary materials of glass, aluminum and steel with the adjacent brick building constructed in the early 1800s, which is attributed to Boston’s first architect, Charles Bulfinch.
The entry lobby is anything but historic. It has a soaring ceiling and is beautifully appointed. A few steps

| down lead to a concierge station and the elevator lobby.
Inside the penthouse is a long foyer, with carved columns of quarter-sawn oak and recessed lighting to display objets d’art. The flooring is maple with a sable stain that creates a warm gray look without obscuring the wood grain.

The hallway opens into a large corner living/dining room with floor-to-ceiling glass. One interior wall, where a dining table and chairs have been placed, is actually a mirror, reflecting the furnishings and the natural light, giving a sense of expansiveness.
Glass doors open onto a wraparound patio encompassing nearly 1,200 square feet of space that presents fabulous views of the city and the water.
The large master bedroom can be accessed off the foyer. It too has floor-to-ceiling windows and a sumptuous master bath, tiled with Botticino Fiorito marble and designed so that you can soak in the deep tub and look out to Boston Harbor.
The lobby is large and welcoming. A reception area looks out onto Broad Street, and steps away are a concierge station and the elevators.
A double vanity and a glass-enclosed shower complete this room. Adjoining it is a walk-in closet with built-in Closet Tech shelving and hanging rods.
The kitchen lies just beyond the living/dining area and is both elegant and functional. It is wide with an inverted U-shape, with access to the outdoor patio.

The appliances are top-of-the-line – stainless steel Miele oven and convection oven, a Miele four-burner gas range with a Zephyr glass hood and a Sub-Zero refrigerator, complementing the creamy Poggenpohl custom-made cabinets.
The counters are limestone, and one leg of the U-shape has a glass shelf atop that and serves as a breakfast bar.
A dining area has been created in the main living space, against a mirrored wall, with views of the patio and beyond.
Designer lighting brightens the area further. Next to the refrigerator is a convenient and compact powder room.
Along the windows of glass, the hallway continues to a rich, mahogany-paneled media room, perfect for entertaining, especially since the entire penthouse is wired for surround sound.
Against a mirrored wall with mahogany cabinetry is a honed granite wet bar with a wine refrigerator and an

icemaker. Opposite is another door to the patio. |
| |
 |
|
Outside this room is closet to store all media equipment, which connects to speaker outlets in every room.
In addition, there are four speakers wired to the terrace.
“The second half of this penthouse is all guest bedrooms,” said Rich.
There’s a study or a fourth bedroom, which has two exposures and sable flooring.
A media room features a mahogany entertainment center and custom-built shelving that holds a wet bar with a wine refrigerator and icemaker.
Like many of the hidden closets and doorways in this residence, the study has a sliding door, sort of like a barn door but with a much finer finish.
The hallway continues, jagging to the right, where there are two more bedrooms, a full bath with a soaking tub
|
| and a linen closet. The corner or third bedroom is carpeted and has four windows and a large closet. The second master bedroom with two large windows has an en suite marble bath with a double vanity and an oversized glass-enclosed shower. Presently this bedroom is being used as a home gym.
Other amenities include a Lutron lighting system and electrically operated window shades that can be programmed to operate at a set time.
These units already had a central heating and air conditioning system, but during the renovations, the developer added more HVAC equipment so that there are now nine zones, one in every room for pampered comfort.
This property is in the heart of the Financial District and within walking distance of Downtown, the Waterfront, the Rose Kennedy Greenway and the Custom House. |

The Brain Science Foundation is a non-profit organization dedicated to finding a cure for meningiomas and other primary brain tumors and to advancing the understanding of brain function as it relates to these tumors. The BSF supports the work and goals of the Institute for the Neurosciences at Brigham and Women’s Hospital, Boston, in basic and clinical research, promising new diagnostic methods, treatments and opportunities to improve the quality of patient care. The foundation takes an entrepreneurial approach to funding brain tumor research with a keen sense of urgency about outcomes and measureable progress. This stands to directly impact the hundreds of thousands of patients and loved ones affected by a brain tumor, as well as the thousands of unsuspecting people who will receive this devastating diagnosis. To date, the Brain Science Foundation has committed over ten million dollars toward research, education and patient support. |
