Notes : The proposed project includes expanding and renovating the lobby, converting office space to retail space, converting the existing basement into a parking garage, façade and roof structure work, related utility work, and sidewalk improvements.

Notes : The minor alterations include the renovation of the building’s existing ground floor lobby, which will increase the GFA by approximately 260 sq ft, and require minor modifications to the Government Center and Downtown Waterfront Urban Renewal Plans.

 

Government Center Garage Redevelopment

Status : Under Review
Developer : Raymond Property Company LLC
Notes : The approximately 3.8 square foot mixed-use, project includes residential, office, retail, hotel and civic/government uses and approximately 2,000 parking spaces.

 

Harbor Garage

Status : Under Review
Developer : Chiofaro Company
Notes : 1.5 million sf mixed use project: 860,000sf of office uses, 350,000sf of hotel uses (350 rooms), 220,000 sf of residential (130 units), 70,000sf retail and 1,200-1,400 parking spaces in below grade garage.

 

Hayward Place

Status : Board Approved
Developer : Millennium Partners-Boston
Notes : A proposal to build a 14 story mixed use building with 188 residential units, approximately 19,000 sf of retail and up to 271 underground parking spaces. The developer plans on contributing to the Housing Fund in lui of on-site units.

 

Mass General Hospital Institutional Master Plan

Status : Board Approved
Developer : Massachusetts General Hospital
Notes : MGH seeks approval of a ten year master plan for its West End campus. The IMPNF describes projects that would accommodate patient care, research, administrative and parking uses. No project is proposed at this time for Large Proj. Review.

 

Modern Theatre

Status : Under Construction
Developer : Suffolk University
Notes : The restoration of the historic facade and the construction of a new 10-story residential addition to include cultural spaces, art gallery and upper floors with 180-200 bed student residences in 12 stories

 

Nashua Street Residences

Status : Board Approved
Developer : Delaware North
Notes : Development of residential tower (368 units) with above grade parking.

 

One Bromfield Street

Status : Under Review
Developer : Midwood Management
Notes : Demolition of existing buildings and the construction of a 407,000sf structure containing 28 stories for the provision of retail, 276 rental units and 200 parking spaces.

 

One Franklin/Filene's Redevelopment

Status : Board Approved
Developer : Vornado Realty Trust and Gale International
Notes : The preservation of and renovations to the existing eight-story Filene’s building at the corner of Washington and Summer Streets and the nine-story building at the corner of Hawley and Franklin Streets and the construction of a new mixed-use tower.

 

Russia Wharf

Status : Under Construction
Developer : Boston Properties
Notes : Proposed Project includes 860,000 sf of space on the approx. 95,000 sf site, including a new office tower, 66 residential units in the Russia Building, with below-grade parking for approximately 650 cars.

 

South Station Air Rights

Status : Board Approved
Developer : Tufts University / Hines Interests
Notes : Air rights project above South Station: 1,375,000sf office, 170,000sf residential, 200-room hotel in 3 phases, and 934 parking spaces.

 

Suffolk University-IMP and Modern Theatre

Status : Board Approved
Developer : Suffolk University
Notes : The Modern Theatre redevelopment project will include a 180-200 bed studentent residence, 200+ studio theater, an art gallery and supporting student residential uses, such as lounges.

 

Trans National Place Project at 111 Federal Street

Status : LOI Submitted
Developer : Trans National Properties
Notes : 1.3 million sf commercial office, 40,000sf retail/restaurant use, one acre ground floor public-park, 31,000sf active indoor/outdoor public space at top of tower and 1,200 parking spaces.
